Takesure Chinyama had the net bulging four times, after Sifiso Myeni opened scoring in the 25th minute, leaving the Bucs with a healthy lead going into the second leg.
Pirates should have been ahead earlier, but Onyekachi Okonkwo was unable to turn Lucky Lekgwathi's cross home.
The hosts eventually made the pressure pay when Myeni thundered home a floating cross from Thabo Matlaba.
Chinyama opened his account merely eight minutes later with an easy tap in after some good work by the Bucs forwards on the flanks.
The hosts were comfortably ahead as the teams went into half-time, but just seven minutes into the second half Chinyama converted another close range effort after Daine Klate knocked down the ball.
The forward completed a hat-trick of close-range efforts shortly after, when the FC Djabal defenders failed to clear their lines from an earlier shot.
Chinyama was not quite done yet as he added a fourth to his tally. The striker received the balls in acres of space in the box and coolly slid the ball into the back of the net.
Bucs had a plethora of chances to extend their already insurmountable lead, but were content with taking a five goal advantage into the second-leg in the Comores.
